Our Management Services

At 1st Avenue Properties , our goal is to optimize your property investments and to maximize your rental income and occupancy rates. Our staff has over 10 years of outstanding property management experience.



We specialize in single-family homes, condominiums, and apartment complexes. Our Boise office serves the following cities:
      Boise, Meridain, Garden city, Eagle, Kuna, Nampa, Caldwell, and Star.


Our Property Management Programs


Based on your management requirements, we have two levels of management programs: full time management and one-time management, which are described below.


Full Time Management

Our comprehensive full time management program involves:


  • Free placement on our online rental list and printed rental list flyer, and free property signs.
  • Appointment scheduling to show your property.
  • Extensive tenant screening involving credit, employment, and criminal background checks.
  • Prepared rental and lease agreements, while policies and regulations are established with the tenant.
  • Timely rent collection and accounting, which will be reflected on monthly itemized statements to the property owner.
  • Maintenance repairs to the property, made by our own employed maintenance staff, which ensures cost efficiency for the owner.


Expenses:


  • Owner is responsible for newspaper advertising costs.
  • Commission varies between 7-10% of the total gross of the rental income (based on location and number of units).
  • One-time set-up fee of $100.00.


One Time Management

If you prefer, we can manage the initial renting of your property and then let you take over from there. This program involves:


  • Free placement on our online rental list and printed rental list flyer, and free property signs.
  • Appointment scheduling to show your property.
  • Extensive tenant screening involving credit, employment, and criminal background checks.
  • Prepared rental and lease agreements, while policies and regulations are established with the tenant.
  • The collection of all initial rents and security deposits.


Expenses:


  • Owner is responsible for newspaper advertising costs.


*If the unit becomes vacant within 90 days, 1st Avenue Properties will re-rent without a fee.


*If the unit becomes vacant between 90 days to 6 months, owner will be charged 1/2 of the fee.

How it Works:

In order to keep your financials secure, we use a state of the art portal system which communicates with your email.



Each time you wish to view your reports, you must visit the portal and enter in your email address. You will be emailed a single-use link where you can view your statements. This link does not have a time limit, however, it will only work once.
